The Coach House

The Coach House is a semi detached four bedroom property with access from the front of the property. The Coach House sleeps up to 9 people.We have tried to provide as much information as possible in this statement, if you have any queries please do call. We look forward to welcoming you. Pre-Arrival

  • We have an extensive website with descriptions and pictures of all rooms.
  • Bookings/enquiries can be made directly from the website or via telephone or letter.
  • All guests are provided with written directions to the property (available in different font size)
  • Hinton Admiral British Rail station is 4 miles away
  • The access statement is available in the 'Welcome File' in the house and can be emailed to guests
  • The nearest village, Bransgore, is 2 miles away
 

Key Collection, Welcome and Car Parking

  • Luggage can be unloaded at the front of the property as you drive through the metal gates.
  • There is car parking for up to 4 cars outside the garage and on the grass verge
  • Other cars can be parked on the grass verge near the outhouse but not directly outside the house, as there is a private access drive to other properties, which must not be blocked.
  • The drive of the house is gravel
  • Heathfield Coach House is accessed via a long gravel driveway from Lyndhurst Road. At the top of the driveway you turn left The Coach House is immediately on the left.
  • The key for the property will be in a key safe which attached to the wall to the left of the main entrance door.
 

Entrance to Property

  • The main entrance is the front door. This is accessed vis the front cobbled courtyard.
  • The front door is 100cm x 230cm with a hinge to the left
  • Inside the front entrance is a hallway which has stone tiles and is 2.8m by 2.8m . The lounge is to the left, the kitchen to the right and stairs opposite front door leading to bedrooms upstairs.
  • The door size to kitchen is 75cm. The door size to living area is 75cm
  • The light switch is on the wall next to the door on the right immediately as you come in.
  • There is a ground floor toilet opposite the entrance door.
 

Halls, Stairs, Landings, Passageways

  • Square shaped entrance hall
  • Hall has dimensions of 2.8m by 2.8m
  • Stone tiled floors floors
  • A carpeted staircase with one landing halfway up 80cm the hand rail is 90cm high to the left.
  • There is a second carpeted staircase accessed from the kitchen leading to a small landing giving access to 2 bedrooms.
  • The second staircase is 75cm wide. Handrail to the right at 90cm high.
 

Sitting Room/Lounge

  • Lounge accessed directly from ground floor hallway
  • Doorway is 75cm wide
  • There is a setting area with 2 sofas and 2 armchairs positioned around a coffee table and wood burning stove
  • There is a light brown short piled rug under the coffee table.
  • There is free space of at least 3m by 4m
  • There is a single door accessing the patio and garden
  • There is a door accessing the utility/boot room area.
 

Dining Room

  • The dining area is in the kitchen
 

Kitchen

  • There are units to two walls and a centre isle with one metre between them
  • The work top height is 90cm
  • There are 2 ovens at eye level height
  • Tall fridge freezer highest shelf is 165cm
  • Evenly lit kitchen with ceiling downlights, pendant light and under unit lighting
  • The flooring is slate around the units.
  • The floorings is wooden around the dining area
  • There is a dining table which can seat 10 people. Length is 2.4m by 90cm
  • There are two doors leading out to the cobbled area to the front of the property
  • There is a door leading out to the back garden area

  • There are 4 double bedrooms on the first floor
  • Three of the bedrooms are accessed via the main staircase
  • Non feather duvets provided in each room.
  • One feather pillow and one non feather pillow provided per person.
  • All bed linen is 100% cotton

  • All bedrooms have wooden floors with a rug
  • All zip & link beds can be made up as one double or two single beds.

  • The light switch is on the left as you enter the bedroom. There are 2 separate table lamps, 2 on either side of bed

  • Space is 30cm each side of bed
  • The light switch is on the right as you enter the bedroom. There are 3 separate table lamps, 2 on either side of bed.

  • There is a 5ft zip and link bed.
  • Space is 1.3m from bed one side and 40cm the other side.
  • The light switch is on the left as you enter the bedroom. There are 3 separate table lamps, 2 on either side of bed.

  • Space is 70cm between two singles or to one side of the double
